Living in Schertz

A Location Worth Understanding

Schertz offers a mix of established neighborhoods, newer communities and new-construction opportunities along the northeast San Antonio corridor.

But the city covers more ground than many buyers realize. The address can affect the county, taxing entities, roads you use and other property-specific details.

That is why I prefer to start with the home itself, then look at everything connected to it.

What to Know Before You Buy in Schertz

The Address Matters

Schertz extends into Guadalupe, Bexar and Comal counties. That means the details connected to one property may differ from another depending on its location.

What I look at: County, taxing entities, school-district assignment and property-specific obligations.

Location Matters

Depending on the property, your regular routes may include I-35, I-10, FM 3009, FM 78 or FM 1518.

Rather than rely on a generic commute estimate, look at the actual home and the routes you expect to use.

The Complete Purchase Matters

Two homes with similar prices can have different taxes, condition, improvements, HOA obligations and ongoing ownership considerations.

The listing price is only one part of the comparison.

Your Options

New Construction or Resale?

Schertz gives buyers the opportunity to consider both newer construction and established resale homes.

With new construction, look beyond the model home and advertised incentive. What is included in the price? What is an upgrade? What do the builder contract, inspections, warranty information, HOA and property taxes look like?

With resale, the conversation shifts to condition, maintenance, improvements, repairs and what the home already offers.

The right choice is not simply new or resale. It is which property gives you the better complete purchase.

RELOCATING TO SCHERTZ
Local Guidance When You’re Moving From Somewhere Else

If you are relocating to the San Antonio area, the home search should begin with more than a ZIP code.

Tell me where you need to be regularly, what matters most about the home and what you want your day-to-day routine to look like. From there, we can narrow the search around the actual properties and locations you are considering.

For buyers relocating in connection with JBSA-Randolph, I also look at the property's location and the routes you are likely to use rather than making blanket commute promises.

Can’t Be Here for Every Showing?

A virtual showing should give you more than another look at the listing photos.

When I walk a property for a relocating buyer, I can help you look more closely at the layout, condition, finishes, immediate surroundings and details that may not be obvious online.

If you move forward, I can also help coordinate inspections, property access, walkthroughs and the steps leading to closing.

For new construction, that may include staying connected to construction progress, available inspection opportunities and the final walkthrough.

You may be buying from somewhere else. You should still understand the property you are purchasing.

Comparing Locations

Schertz or Cibolo? Start With the Homes.

Many buyers consider both communities.

Instead of asking which city is better, compare the properties that actually fit your search: location, new construction or resale, property-specific costs, condition and what you are getting with the purchase.

Sometimes the right home makes the location decision much easier.
