A PCS comes with a date and a destination. It doesn't necessarily come with answers.

Where should you live? How much commute are you willing to take on? Should you buy or rent? Which areas make sense for your assignment? Can you find a home before you arrive? And how do you coordinate everything else that comes with moving your household to a city you may not know?

If you're relocating to Joint Base San Antonio, you don't need to learn the entire city before you get here.

You need to know what matters to you.

First, Where Will You Be Stationed?

Joint Base San Antonio isn't one location.

Your assignment may take you to JBSA-Lackland, Fort Sam Houston or JBSA-Randolph, and each creates a very different starting point for a home search.

But your duty station alone shouldn't determine where you live.

  • Where will you be stationed?
  • When do you report?
  • Buying or renting?
  • What's your comfortable budget?
  • How much commute works for you?
  • What type of home do you want?
  • Are schools important to your search?
  • New construction, acreage or a larger yard?
  • What matters most in your day-to-day life?
  • Will we be searching locally or remotely?

Those answers tell me far more than a generic list of “best neighborhoods near JBSA.”

Because I'm not trying to tell you where military families live. I'm trying to understand where you will live well.

PCSing to JBSA-Lackland

If you're headed to JBSA-Lackland, commute deserves serious consideration.

San Antonio is a large city. Distance on a map doesn't always tell the whole story. Your route, reporting time and tolerance for traffic can matter just as much as mileage.

Some buyers may prioritize staying closer to Lackland. Others may accept a longer commute for newer construction, additional space, a larger lot or a different lifestyle.

This is where knowing San Antonio matters.

Rather than handing you a list of subdivisions, I want to understand the tradeoffs you're willing to make.

Tell me what matters most. I'll help you narrow where to look.

PCSing to Fort Sam Houston

A PCS to Fort Sam Houston creates a different housing conversation.

Its location gives you access to established parts of San Antonio as well as communities farther north and northeast, depending on how much commuting you're comfortable with and what you want from your home.

A buyer looking for an established neighborhood may approach the search very differently from someone wanting new construction, more square footage or a larger yard.

There isn't one universal answer.

There is a combination of location + commute + budget + property + lifestyle that needs to make sense for your assignment.

PCSing to JBSA-Randolph

If you're reporting to JBSA-Randolph, the northeast side of the San Antonio area becomes particularly relevant.

Depending on your priorities, communities such as Universal City, Schertz and Cibolo may enter the conversation, with additional options possible based on your preferred commute, budget and housing needs.

But proximity to an installation shouldn't be the only reason you choose a community.

Where you live affects your life long after you leave the gate at the end of the day.

That's why I would rather ask you a handful of questions first than send you fifty listings and hope something sticks.

How Much Commute Are You Actually Comfortable With?

This is one of the first questions I would ask anyone PCSing to San Antonio.

Not:

“What's the maximum number of miles?”

But:

“How much of your day are you willing to spend getting to and from work?”

Those aren't always the same question in San Antonio.

Your answer may completely change where we search.

Maybe minimizing your commute outranks everything else. Maybe you're willing to drive farther because you want more space. Maybe you want new construction or acreage. Maybe being close to restaurants, shopping and everyday conveniences matters more. Maybe you're trying to balance two different work locations.

Tell me what's important to you. That's where we start.

Should You Buy or Rent During a PCS?

Not every PCS should automatically result in buying a house.

And not every military family should automatically rent.

The right decision depends on your circumstances.

How long you expect to remain in San Antonio, your finances, current market conditions, available inventory, financing, existing housing obligations and what you might do with the property when you receive your next orders can all matter.

If you're eligible for VA financing, that may also become part of the conversation.

It's to help you understand your options so you can make a decision that makes sense beyond move-in day.

What If You Can't Come to San Antonio Before You Move?

That's okay.

Military timelines don't always cooperate with house-hunting trips.

I can show you the street, neighboring properties, backyard, condition and details of the home, along with the things that stand out when I'm physically walking through the property.

And when appropriate, we can talk through location and commute considerations so you're not choosing a home based solely on how close two points appear on a map.

The objective isn't simply to show you houses remotely.

It's to give you enough context to make an informed decision when you can't physically be here.

The House Is Only One Part of Your Move

You aren't simply buying or renting a house.

You're moving your life.

There may be movers to coordinate, inspections to schedule, financing and closing timelines to manage, utilities to establish, property-related services to arrange and dozens of smaller questions that appear somewhere between receiving orders and unpacking the last box.

You shouldn't have to arrive in San Antonio already knowing who to call for everything.
