I consider the residence, architecture, land, relevant sales, competing inventory, new-construction exposure, ownership considerations, market position, future resale, and the leverage that may exist within the transaction.
Sometimes the opportunity is visible immediately.
Sometimes it is found in the history.
Sometimes it is in the land.
Sometimes it is in the terms.
And sometimes the most valuable advice I can give a client is to walk away from an extraordinary home.
Because the objective is not simply to acquire luxury.
It is to acquire it well.
