There is a belief in luxury real estate that an exceptional home will simply sell itself.
It won't.
Today's luxury buyer has choices. Beautiful photography, impressive square footage and an exclusive address may earn attention, but attention alone does not create urgency.
9719 Midsomer Place in Cantera Hills is a case in point.
Offered at $2.25 million, the estate entered the market with a clear strategy behind it.
Within the first 24 hours, buyer interest was strong and offers began coming in.
The seller could have made a decision quickly. Instead, we intentionally allowed additional time for interested out-of-state buyers to travel to San Antonio and experience the property in person.
The demand was there from the beginning.
That wasn't accidental.
And it wasn't simply because the home was beautiful.
Luxury Requires Positioning
There is a difference between listing a luxury home and positioning one.
Positioning begins long before a property appears online. It requires understanding the architecture, the buyer, the competition, the story of the home and what makes it impossible to compare by square footage alone.
